Pricing based on double occupancy. Room rates are posted for each room. A county TOT tax of 9% to be added to the rate, plus a tourism fee of 2%. There are NO other fees; no cleaning fee, no service fee, no resort fee.

If you are able, review the rooms on this website to familiarize yourself with what each room and cottage has to offer. It will help you in determining what works best for you.
Check road conditions before you travel. We have had an epic winter, roads may or may not be open. Hwy 70 in the canyon will have ongoing work with limited access times.
We foster a quiet environment. Not recommended for children. No pets. No road workers. No PCT hikers. NO SMOKING ANYTHING!, candles, or open flame. No parties or gatherings.
Office hours: 9 am to 5 pm
Please avoid calling outside of those hours unless it is urgent.
Must be 21 years of age to reserve a room or cottage and possess a valid credit card.
Courthouse Cottage is our accessible ADA unit.
We welcome service animals as defined by the ADA . Please state that you have a service animal upon booking your reservation.
GOVERNMENT RATE: We no longer offer a Government discount. Our rates are reasonably priced. If you have a couple of weeks stay, give us a call to see if we could offer a better rate.
CANCELLATION POLICY: We require a 10-day cancellation notice. If we are able to rebook any part of your reservation, you will receive a refund for the rebooked days.
A 30-day cancellation notice is required for The Fair, Joshua Fest, Mountains to Meadows, Sparkle, Ground Hog Festival, Holidays, Commencement, FRC Horse Sale, and Rodeo.
The High Sierra Music Festival requires a 3 month cancellation notice and must be done via email or in writing.
WEDDINGS/GROUPS: Please phone or preferably email us for terms regarding Wedding and group bookings.
Our online reservation credit card processor (Stripe) will not refund their merchant fees for cancelled reservations. If you cancel and are given a refund, it will be minus the merchant processing fee.
FRC STUDENTS: Students count as adults. Maximum occupancy 2 people per room/cottage.
TERMS & POLICIES: When you book online you are required to read our terms and policies and click a box that says you have done so. You are bound to our policies, so please take the time to look them over. Alternatively, we can email them to you by request.
